A dirty roof is a nightmare for many homeowners. Maintenance is essential to extend its life and avoid any problems with water infiltration or loss of energy performance.
Typical roof damage includes algae, lichen, dead leaves and dirt caused by pollution. Throughout the seasons, this is the part of a house that is most exposed to the vagaries of the weather: sun (and sometimes extreme heat), rain, frost, wind, etc
It isadvisable to renew your roof every 30 years . But without regular maintenance, the materials are likely to deteriorate more quickly, leading to infiltration, mould, loss of thermal performance, poor ventilation,…
The cost of a new roof is very high. Regular maintenance will help put off the need for a complete overhaul.
We recommend regular roof maintenance to improve longevity.
Before climbing onto your customer’s roof, carry out a visual inspection of the roof to assess its general condition. You can also check the condition of the gutters. Then it’s time for action: never climb without a fall arrest system (rope, harness, etc.).
Cleaning removes biological elements such as algae, lichen and moss from the surface, as well as anything that may have fallen onto the roof in the wind, such as dead leaves….
We do not recommendusing a high-pressure cleaner , as this could damage the tiles. Bleach can also attack tiles and make them porous. They will then lose their watertightness.
For thorough cleaning, opt for brush cleaning with specific products.
Our recommendation: XILIX Power Cleaner removes dirt and air pollution residues.
Once the roof is clean, it is important to treat the source of the algae and lichen thoroughly.
The use of an algicide-fungicide is recommended to remove all green deposits caused by algae and lichen, even branches that have become lodged in the rough edges of the tiles.
Our recommendation: XILIX AF-C is a fungicide-algaecide treatment in the form of a concentrated aqueous emulsion.
The recommended dilution level depends on the extent of the surface to be treated:
XILIX AF-C is used on clean concrete or terracotta tiles, free of surface algae and lichen.
XILIX AF Gel Pro will be more suitable and well-dosed for a curative effect. The fact that it’s a gel gives it time to penetrate the substrate rather than run off into the gutters.
Over time, tiles and slates lose their waterproofing properties. We recommend that you finish off your roof maintenance by spraying it with a water and oil repellent. Water will no longer stagnate in the unevenness of the material, and algae and lichen will be prevented from growing.
Our recommendation: Apply XILIX HYDROFUGE ASPECT SATINE or XILIX HYDROFUGE OLEOFUGE NEUTRAL after cleaning and treating, for long-lasting protection.
